Protective Covenants
• All dwellings constructed on any portion of the Properties shall be designed by and built in accordance with the plans and specifications of a licensed architect or other qualified building designer.
• No dwelling shall be permitted on any lot in the Properties, unless prior written approval of the same is received from the ARB as herein otherwise provided and shall have not less than 1,400 square feet of heated and cooled living space for one story dwellings and 1,600 square feet for two story homes.
• The exterior of all dwellings, garages and other outbuildings shall be constructed of brick, stucco, drivet, hardy board, stone or vinyl, provided a minimum of 36” of brick or stone from ground level on all front and side foundations shall be required.
• All roofs shall have a pitch of not less than 8/12, exclusive of front and rear shed porches, and shall be roofed with architectural shingles.
• In order to ensure that appropriate standards of construction are maintained throughout the Properties, all architects and Builders must be approved by the ARB prior to engaging in any construction activities.
